How this estimate works

We multiply your built-up area by a per-square-foot package rate for the quality level you choose. Rates are ranges drawn from Bangalore market sources in 2026 and refreshed periodically. Your built-up area is roughly your plot area times the number of floors.

Rate ranges by quality (July 2026)

  • Basic (economy finishes): Rs 1,750 to 2,200 per sq ft
  • Standard (mid-range): Rs 2,100 to 2,700 per sq ft
  • Premium: Rs 2,700 to 3,300 per sq ft
  • Luxury: Rs 3,300 to 4,000 per sq ft

What is included, and what is not

The package rate covers structure, walls, basic finishes, electrical wiring and plumbing. It excludes:

  • Land cost
  • Interiors, furniture and modular work
  • Government approvals and plan sanction
  • Compound wall, borewell and site-specific extras
  • Premium elevation and bespoke design

How much does a 30×40 G+1 house cost in Bangalore?

A 30×40 site is 1,200 sq ft; built as G+1 that is about 2,400 sq ft built-up. At standard quality (Rs 2,100 to 2,700 per sq ft) that is roughly Rs 50 to 65 lakh for construction, excluding land, interiors and approvals.

Why a range and not one number?

Construction cost depends on design, specification, soil, site access and current material and labour rates. A single figure would be false precision. Always confirm with a professional quote.
