The one part of Bangalore where no city corporation sanctions your house. What it costs to build here, and who you actually need approval from.

Almost every guide to building in Bangalore tells you to apply to the municipal corporation. In Electronic City that advice is wrong, and following it wastes weeks. The township was developed as an industrial estate rather than as part of the city, and it kept its own approval machinery. Get this one fact right and the rest of the build is fairly ordinary.

Quick answer: A 30×40 G+1 around Electronic City, about 2,400 sq ft built-up, costs roughly ₹50 to 65 lakh at standard quality as of July 2026. Add ₹2 to 5 lakh where you need a borewell and larger storage, and allow for rock excavation on the harder sites. Construction only: land, interiors and approvals are separate.

The Anekal and Chandapura trap

Thousands of plots in the Anekal and Chandapura belt sit on land that has a DC conversion order, converting it from agricultural use, but was never taken through layout sanction by the Anekal Planning Authority. Those plots cannot get a building plan approved. Buyers often discover this only when they try to start construction, having already paid for the land, because a conversion order looks official and is frequently presented as if it were the approval.

Ask for the layout sanction number from the planning authority and verify it against official records. If the seller can only produce a conversion order, treat the plot as unbuildable until that changes. This is the single most expensive mistake made in this part of Bangalore.

What moves your cost in Electronic City

Hard ground: expensive to dig, cheap to build on

This side of the city runs into the granite belt that extends towards Bannerghatta and Jigani. Where you hit sound rock, excavation for the foundation and the sump has to be broken out rather than dug, which is billed as an extra and can be a meaningful sum on a small plot. The compensation is real, though: rock is an excellent bearing stratum, so foundations are usually simpler and shallower than on filled or low-lying land elsewhere in the city. Get a strata check before the structural design is fixed so you know which side of this you are on.

Water, and the borewell you may not be able to sink

Most of this belt is outside piped Cauvery supply and depends on borewells and tankers. Two things follow. First, BWSSB has stopped accepting new borewell applications in the face of over-extraction, so an existing legal borewell on a plot is worth more than people assume. Second, tanker rates in the outer areas remain high even after a good monsoon, and you will be buying tanker water during construction itself, for curing as well as for the workers. Size your sump for that reality rather than to the minimum.

Access is the one thing in your favour

Unlike most of Bangalore’s outer corridors, Electronic City has genuinely good arterial access through the elevated expressway and Hosur Road. Ready-mix concrete and material deliveries reach the area without the delays that push up costs on the eastern side of the city. What still matters is the last two hundred metres: check that a transit mixer can turn into your layout road, because narrow or unformed internal roads undo the advantage.

Before you buy or build in Electronic City

  • Establish first whether your plot is inside the township, where KEONICS approves plans, or in the Anekal Planning Authority belt outside it
  • Never accept a DC conversion order as proof that a plot is buildable. Ask for the layout sanction and verify it
  • Check who issues your khata: the local civic body, often a gram panchayat, not the planning authority and not BMRDA
  • Get a strata or soil check before structural design, given the granite belt
  • Confirm whether a legal borewell exists, and budget storage for tanker dependence during construction
  • Check that a transit mixer can reach the plot on the existing internal road

New since January 2026. Bengaluru relaxed height and setback rules and now allows more dwelling units on small plots. The catch here is that those changes were made under the Greater Bengaluru regulations, while KEONICS and Anekal Planning Authority run their own frameworks. Is Electronic City under BBMP?

No. The Electronic City township was developed as an industrial estate and has its own arrangements: KEONICS continues to approve building plans within it, and ELCITA handles local governance and maintenance. The residential belt around it falls under Anekal Planning Authority. This is why generic corporation advice does not apply here.

What is the difference between KEONICS and ELCITA?

KEONICS developed Electronic City and continues to approve building plans and expansion there. ELCITA is the township industries association, which took over maintenance and local governance of the estate. For a building sanction, the relevant body is KEONICS, not the association.

I have a DC converted plot near Chandapura. Can I build?

Not on the conversion order alone. Conversion changes the permitted land use; it is not a layout sanction. Without Anekal Planning Authority sanction for the layout, a building plan cannot be approved, and that also blocks a clean construction loan. Verify sanction before you buy, or before you spend anything on design.

Does rocky ground make building more expensive here?

Excavation costs more, because rock must be broken rather than dug, and that is normally charged as an extra. The foundation itself is often simpler and cheaper on sound rock. The net effect depends on your plot, which is why a strata check before design is worth its small cost.
