Twenty calculators is too many to browse, so start from where you actually are.
| If you are | Start here |
|---|---|
| Looking at a plot, or you own one | What can I build on my plot? It starts from what the rules permit rather than from an area you guessed. |
| Trying to work out if you can afford it | Construction cost, then loan eligibility and EMI. |
| Buying, and budgeting the paperwork | Stamp duty and registration. In Karnataka this lands around 7.6 percent of value, which surprises most first-time buyers. |
| Comparing two listings with different area figures | Carpet vs built-up vs super built-up. |
| Mid-build, checking a contractor’s quantities | The materials calculators: concrete, steel, brick. |
| Not sure you are ready to start at all | Build-readiness score. Five questions, honest answer. |
These run in your browser, not on our server
Every calculator here is computed entirely on your device. Your plot dimensions, your budget, your income and your loan figures are never transmitted to us, because there is nothing on our side receiving them. You can price your whole project and leave without us knowing you were here.
There is no login, no email wall and no gated result. If a tool ever offers to email you something, that will be a box you tick, never a wall you have to climb.
How we handle rates and rules
Anything that depends on a market rate or a regulation carries the date it was gathered, shown on the result itself. Package rates are July 2026. Karnataka stamp duty reflects the registration change effective 31 August 2025. Plot and FAR figures reflect the Greater Bengaluru (Amendment) Regulations 2026.
Results are ranges rather than single numbers, and we do not print more decimal places than the underlying assumption justifies. Where a tool cannot honestly answer for your situation, it says so instead of guessing: the plot tools will refuse to give a figure if your plot falls under BIAAPA, BMICAPA, Anekal or KEONICS rather than a city corporation, because the city rules simply do not apply there.
What these tools are not
They are for planning conversations, not for sanction, valuation or lending decisions. A calculator cannot see your soil, your road width, your zone, your ward, or the height clearance that applies near an airport. Use these to walk into a conversation with an architect or builder already knowing roughly what the answer should be, and to notice when a quote is far outside the range.
