House Construction Cost on Kanakapura Road, Bangalore

Kanakapura Road, South Bangalore

House construction cost on Kanakapura Road, Bangalore (2026)

Metro on the doorstep and rock underneath. What building costs along this corridor, and where the city corporation stops.

Kanakapura Road is the corridor where the city thins out gradually rather than suddenly. The inner stretch is ordinary South Bangalore, with BDA layouts and corporation wards. Further out, metro stations arrived before the civic infrastructure did, and beyond a certain point you are dealing with a planning authority and gram panchayats rather than a corporation. The ground is rocky for much of it, which cuts both ways on cost.

Quick answer: A 30×40 G+1 on Kanakapura Road, about 2,400 sq ft built-up, costs roughly ₹50 to 65 lakh at standard quality as of July 2026. Allow extra for rock excavation, which is common along this belt, and for a borewell and storage on the outer stretch where piped supply has not arrived. Construction only: land, interiors and approvals are separate.

Who sanctions your plan on Kanakapura Road

The inner stretch sits in Bengaluru South City Corporation, one of the five corporations created under the Greater Bengaluru Governance Act 2024, in force since May 2025. The South corporation covers Jayanagar, JP Nagar, Banashankari and the Kanakapura Road area. Past the corporation boundary, you are in the Bangalore Metropolitan Region, where the local planning authority and the gram panchayat take over.

Where your site isWho approves the building planWhat to know
Banashankari, Konanakunte, Thalaghattapura and the inner stretchBengaluru South City CorporationA-khata and e-khata apply; the most straightforward path for a loan
A plot in a BDA layout such as Banashankari 6th StageThe city corporation approves your individual house planBDA sanctioned the layout, which is a separate approval from your house
Beyond the corporation boundary, towards Kaggalipura and KanakapuraThe local planning authority for that area, with the gram panchayat as civic bodyAgricultural land needs a DC conversion order, and then layout sanction, before anything can be approved

As on the other outer corridors, note that BMRDA is a regional development authority: it does not approve layouts and does not issue khata. Both come from the local planning authority and the local civic body. Treat a plot described only as BMRDA approved as a prompt to ask which authority actually sanctioned it.

Typical Kanakapura Road sites and what you can build

Site typeCommon dimensionsWhat people usually build
BDA layout site, inner stretch30×40 (1,200 sq ft), 40×60 (2,400 sq ft)G+1 or G+2 independent home
Sanctioned private layout, mid stretch30×40, 30×50 (1,500 sq ft)G+1 independent home
Larger plot, outer stretch40×60 and aboveDuplex or villa, subject to conversion and sanction being in order

Setback rules differ between corporation and planning authority areas, so establish jurisdiction before you use any footprint calculation. Then work out yours with the plot setback calculator and the FSI and FAR calculator.

What moves your cost on Kanakapura Road

Rock: the corridor’s defining cost

Much of this belt is granite country, and quarrying has been a local industry for generations. On a rocky plot, every cubic metre you need to go down for footings, a sump or a septic tank has to be broken out rather than dug, and that is charged as an extra over the package rate. Sumps are the item people forget, because a large underground tank in rock is disproportionately expensive.

The other side of it is worth stating clearly, because most articles only mention the cost: sound rock is among the best bearing strata you can build on. Foundations are shallower and simpler than on filled or low-lying ground, and settlement risk is low. A strata check before design lets your engineer take the credit for that rather than defaulting to a conservative, and more expensive, foundation.

Metro access, and what it did to land prices

The Green Line runs down this corridor, with stations including Konanakunte Cross, Vajarahalli and Thalaghattapura. That is a real quality-of-life change and it is the main reason the stretch beyond the old city edge became attractive to build on. It also means land prices and guidance values along the corridor have moved up, and guidance values across Bengaluru were revised upward during 2026. That does not change your construction cost, but it changes your stamp duty and registration on a purchase, so use the stamp duty calculator with a current figure rather than an old one.

Water, and how far out you are

The inner stretch is largely served by piped supply. The further out you go, the more likely it is that a new house means a borewell, larger storage and tanker water during construction, with the same constraint as elsewhere in the city: BWSSB has stopped accepting new borewell applications because of over-extraction, so an existing legal borewell is a genuine asset on a plot. Establish the water position for your specific address before you budget, because on this corridor it changes over a distance of a few kilometres.

Cost ranges for common Kanakapura Road builds

Package rates are city-wide, set by specification and market rather than by locality. Standard quality is ₹2,100 to 2,700 per sq ft as of July 2026.

Site and configurationApprox built-upStandard-quality range
30×40, G+1~2,400 sq ft₹50 to 65 L
30×40, G+2~3,600 sq ft₹76 to 97 L
30×50, G+1~3,000 sq ft₹63 to 81 L
40×60, G+1 duplex~4,800 sq ft₹1.0 to 1.3 Cr

Add, for this corridor: rock excavation for footings and especially the sump, a borewell and storage on the outer stretch, and site preparation where the plot is uneven. Run your own numbers in the construction cost calculator.

Before you buy or build on Kanakapura Road

  • Establish which side of the corporation boundary your plot is on, because the approval path and bye-laws follow from it
  • For land beyond the boundary, check both the DC conversion order and the layout sanction. Conversion alone does not make a plot buildable
  • In a BDA layout, remember the house plan still goes to the city corporation
  • Get a strata check before design, so rock is priced as an excavation cost and credited as a foundation saving
  • Ask for sump excavation to be quoted separately if the plot is rocky
  • Confirm the water position for your address rather than for the corridor
  • Use a current guidance value when you estimate stamp duty, since Bengaluru values were revised during 2026

New since January 2026. Height rose to 15 m and setbacks were reduced across the Greater Bengaluru Area, which covers the inner stretch of this corridor. Past the corporation boundary, confirm which regulations govern your plot before designing to the relaxations. FAR is unchanged at 1.75. See what the 2026 rules changed.

Frequently asked questions

Is Kanakapura Road inside city limits?

Partly. The inner stretch through Banashankari, Konanakunte and Thalaghattapura is in Bengaluru South City Corporation. Further out, towards Kaggalipura and Kanakapura, you are outside corporation limits, under a local planning authority and gram panchayat. The boundary matters more than the road name, so check your khata.

Does rocky soil make construction more expensive here?

Excavation costs more, and a sump in rock costs noticeably more. Against that, rock is an excellent bearing stratum, so the foundation itself is usually simpler and cheaper than on low-lying or filled land. Get a strata check so both effects are priced instead of guessed.

Has the metro changed the cost of building here?

Not the construction cost, which is set by specification and market rates. It has raised land prices and guidance values along the corridor, which affects what you pay for a plot and the stamp duty on it, and it has improved material access on the main road.

Is agricultural land on this road a good buy to build on?

Only once it is properly converted and the layout is sanctioned. Agricultural land needs a DC conversion order, and conversion by itself does not let you build: layout sanction from the planning authority is also needed before a building plan can be approved. Verify both before you pay.

Ranges as of July 2026, for the Kanakapura Road corridor, Bangalore, for planning only and not a quote. Jurisdiction, conversion and sanction status, khata, guidance value and water availability are decided plot by plot and change over time. Construction cost varies with design, specification, soil, site access and market rates. Verify with the relevant authority and a licensed professional before committing money.
