Hebbal, North Bangalore
House construction cost in Hebbal, Bangalore (2026)
Mature layouts, piped water and the lowest water cost of the main corridors. What building here costs, and why the ground decides your foundation budget.
Hebbal is an established part of the city rather than a growth corridor, and that changes the shape of a build here. Jurisdiction is straightforward, piped water usually exists, and the layouts have been settled for decades. In exchange, most sites are either a rebuild of something older or a plot in a mature layout with narrow internal roads, and a meaningful number of them sit on low-lying ground near the lakes. Your money goes into the foundation and into demolition, not into approvals and boreholes.
Quick answer: A 30×40 G+1 in Hebbal, about 2,400 sq ft built-up, costs roughly ₹50 to 65 lakh at standard quality as of July 2026. Water capital cost is usually low here because piped supply exists, but budget separately for demolition on a rebuild, and for soil investigation and a stronger foundation on low-lying land. Construction only: land, interiors and approvals are separate.
Who sanctions your plan in Hebbal
Hebbal now falls under Bengaluru North City Corporation, one of the five corporations created under the Greater Bengaluru Governance Act 2024, in force since May 2025. The North corporation covers Yelahanka, Hebbal, Kodigehalli and the Dasarahalli belt. Older sanction letters and tax receipts will still carry the BBMP name.
| Where your site is | Who approves the building plan | What to know |
|---|---|---|
| Hebbal, Byatarayanapura, Kodigehalli, Amruthahalli | Bengaluru North City Corporation | Ward boundaries within the new corporations were still being finalised through 2026 |
| A plot in a BDA layout such as Sahakar Nagar or Judicial Layout | The city corporation still approves your individual house plan | BDA sanctioned the layout; that is not the same as sanctioning your house |
| An older site being rebuilt | The city corporation, as a fresh plan application | Confirm khata and e-khata status early, since registration inside corporation limits now depends on e-khata |
This is the most predictable approval path of the five corridors we cover. The sequence and documents are in our plan approval checklist.
Typical Hebbal sites and what you can build
| Site type | Common dimensions | What people usually build |
|---|---|---|
| BDA layout site | 30×40 (1,200 sq ft), 40×60 (2,400 sq ft) | G+1 or G+2 independent home |
| Larger BDA corner or premium site | 50×80 (4,000 sq ft) | Villa or duplex with generous setbacks and parking |
| Older house bought for redevelopment | Often 30×40 or 40×60 | New build after demolition, debris removal and a fresh plan |
Larger BDA sites give you room to build wide rather than tall, which changes the cost profile. Check what your setbacks actually permit with the plot setback calculator and the FSI and FAR calculator before you settle a design.
What moves your cost in Hebbal
Low-lying and lake-adjacent ground
The area around Hebbal and Nagavara lakes includes pockets that sit low relative to their surroundings, and land that was filled at some point in the past. On those sites the ordinary assumption of a simple footing foundation may not hold: you may need soil investigation, a raft or a deeper foundation, a higher plinth, and proper attention to drainage and storm-water. This is the single largest cost variable in Hebbal, and it is invisible from the road.
Do not skip the soil test to save a small sum. On a low-lying plot the difference between the foundation you assumed and the one the site needs can run into several lakh, and finding out after excavation is the worst time to discover it. Ask neighbours what they had to do, and read the structural engineer’s recommendation before you sign a construction contract with a fixed foundation scope.
Water: the corridor where you spend least
Piped Cauvery supply reaches most of the mature Hebbal core, which is a genuine financial advantage over the outer corridors. A new connection and internal plumbing is a modest, predictable cost, against the several lakh a borewell plus oversized storage can cost on the city’s edges. It also means you are far less dependent on tanker water during construction, which removes both a cost and a scheduling risk.
Narrow layout roads and demolition
Mature layouts were laid out for the traffic of their time. Internal roads are often too narrow for a transit mixer to manoeuvre or for a concrete boom pump to be set up, and neighbours on both sides are already living there. That can mean site-mixed concrete, smaller material loads, restricted working hours, and careful protection of adjoining properties. If you are rebuilding, demolition and debris disposal are quoted separately from the construction package, and disposal charges in the city have been rising.
Cost ranges for common Hebbal builds
Package rates are city-wide, set by specification and market rather than by locality. Standard quality is ₹2,100 to 2,700 per sq ft as of July 2026.
| Site and configuration | Approx built-up | Standard-quality range |
|---|---|---|
| 30×40, G+1 | ~2,400 sq ft | ₹50 to 65 L |
| 30×40, G+2 | ~3,600 sq ft | ₹76 to 97 L |
| 40×60, G+1 duplex | ~4,800 sq ft | ₹1.0 to 1.3 Cr |
| 50×80, G+1 villa | ~8,000 sq ft | ₹1.7 to 2.2 Cr |
Add, for Hebbal: soil investigation and any upgraded foundation on low-lying land, demolition and debris removal on a rebuild, and site-mixed concrete or restricted access handling in narrow layouts. Run your own numbers in the construction cost calculator.
Before you buy or build in Hebbal
- Get a soil test before finalising the structural design, especially anywhere near the lakes or on visibly low ground
- Do not treat a BDA layout sanction as your building sanction. The house plan goes to the city corporation
- Check khata and e-khata status early, since registration inside corporation limits depends on it
- Confirm the Cauvery connection position for the property rather than assuming it from the area
- Measure your access road and ask how concrete will be delivered or mixed
- On a rebuild, get demolition and debris disposal quoted as a separate line
New since January 2026. Reduced setbacks and a 15 m height limit, with up to 3 m of stilt excluded, apply across the Greater Bengaluru Area including Hebbal. On a rebuild of an older site that can recover usable area the original house never had, though FAR stays at 1.75. See what the 2026 rules changed.
Frequently asked questions
Which corporation is Hebbal under now?
Bengaluru North City Corporation, which covers Yelahanka, Hebbal, Kodigehalli and the Dasarahalli belt. It is one of five corporations that replaced BBMP under the Greater Bengaluru Governance Act 2024, in force since May 2025. Ward boundaries were still being finalised through 2026, so confirm your ward when you apply.
Is a soil test really necessary in Hebbal?
On low-lying or lake-adjacent plots, and on any site you suspect was filled, yes. The test costs a small fraction of what an unsuitable foundation costs to correct, and it is the difference between a fixed-price contract you can trust and one that will be revised after excavation.
My plot is in a BDA layout. Do I still need corporation approval?
Yes. BDA approved the layout; your individual house plan is sanctioned by the city corporation. The two are separate approvals and people frequently conflate them.
Is it cheaper to build in Hebbal than in the outer corridors?
The package rate is the same. Hebbal usually saves you money on water infrastructure, because piped supply exists, and on approvals, because jurisdiction is clear. It can cost you more on foundations if the ground is low-lying, and on demolition if you are rebuilding. Which way it nets out depends on your specific plot.
