Sarjapur Road is not one place. It is a corridor that starts inside city corporation limits near Bellandur and ends, twenty-odd kilometres later, in villages administered by a gram panchayat. Two plots on the same road can therefore have completely different approval paths, different building bye-laws and very different loan prospects. On this corridor, the single most valuable thing you can establish before spending money is which authority your plot actually answers to.
Quick answer: A 30×40 G+1 on Sarjapur Road, about 2,400 sq ft built-up, costs roughly ₹50 to 65 lakh at standard quality as of July 2026. Sites on the outer stretch commonly add ₹2 to 6 lakh for a borewell, larger storage and site preparation such as retaining walls or plinth filling. Who sanctions your plan on Sarjapur Road
The inner stretch sits inside city corporation limits, now under the Greater Bengaluru Authority structure that replaced BBMP in May 2025. Beyond those limits, the corridor falls into the Bangalore Metropolitan Region, where an important detail catches many buyers out: BMRDA itself does not approve layouts and does not issue khata. Layout approvals come from the local planning authority, which for this belt is largely Anekal, and khata comes from the local civic body, usually a gram panchayat issuing Form 9 and Form 11.

The khata question, put plainly
A large number of plots along this corridor are on land that was converted from agricultural use by a DC conversion order but never taken through layout sanction by the planning authority. A plot in that position cannot get a building plan approved, which in turn means no clean construction loan and difficulty at resale. Inside corporation limits the parallel issue is B-khata, and an e-khata is now required to register property there at all.

What moves your cost on Sarjapur Road
Water: mostly your own problem out here
Piped Cauvery supply has not reached most of the Sarjapur corridor. Plans have been announced repeatedly, and parts of the inner stretch are better served, but for much of the road a new house means a borewell, a bigger sump and tanker water during construction itself. Tanker rates in the outer areas stay high even after a good monsoon, and BWSSB has stopped accepting new borewell applications because of over-extraction, so an existing working borewell on a plot is a genuine asset. Size storage generously: it is far cheaper to build a larger sump now than to add one later.
Sloping, undulating plots
Much of this belt is gently undulating red-soil terrain rather than flat ground. Where a plot sits below road level you pay for filling and a higher plinth; where it sits above, or next to a plot at a different level, you may need a retaining wall. Neither is inside a per-square-foot construction package, and both are easy to underestimate from a site visit on a dry day. Ask for levels to be taken and quoted before you sign.
Distance and access
The further out you are, the longer the haul from a ready-mix plant and the more your approach road matters. A narrow or unmade approach can mean concrete is mixed on site instead of delivered, or that deliveries come in smaller loads. Both cost more. Confirm that a transit mixer can physically reach your plot, and that the layout roads are formed, before you assume a standard quote applies.

Is Sarjapur Road under BBMP?
Partly. The inner stretch is inside city corporation limits, now under the five corporations created by the Greater Bengaluru Governance Act 2024 in place of BBMP. The outer stretch is outside those limits, under Anekal Planning Authority and gram panchayat administration. Check your khata to know which applies to you.
Can I get a home loan on a Form 9 and 11 panchayat property?
It is harder, and terms are usually worse, because lenders weigh the strength of the title and whether the layout carries planning authority sanction. A plot on DC-converted land without that sanction cannot get a building plan approved, which is normally fatal to a construction loan. Resolve sanction status before you count on financing.
Does BMRDA approve my building plan?
No. BMRDA is a regional development authority; it does not approve layouts and does not issue khata. Those come from the local planning authority, Anekal for much of this belt, and from the local civic body. A layout described only as BMRDA approved deserves a closer look at the actual sanctioning authority.
Is Cauvery water available on Sarjapur Road?
