The cheapest logistics of any outer corridor

This is the genuine cost advantage of building here, and it is rarely mentioned. Mysore Road is a wide, high-capacity arterial route with the expressway beyond it, so ready-mix concrete, steel and bulk material reach sites in full loads without the delivery-window restrictions that push up costs in the east of the city. There is also an established industrial and trades base along the corridor. On a single house that is worth real money over a year-long build, mostly in avoided delay.

The caveat is the last stretch to your plot. Check that a transit mixer can physically turn into your layout road and that internal roads are formed, because an unmade approach cancels the arterial advantage immediately.

Water: reasonable in town, your own job outside it

Kengeri and the satellite town are comparatively well served. Past that, along the corridor towards Kumbalagodu and Hejjala, expect a borewell, a larger sump and tanker water during construction, with the standing constraint that new borewell applications are no longer being accepted. As everywhere on the periphery, an existing legal borewell with a proven yield is a genuine asset rather than a footnote.

Ground and levels

Ground here is generally firm and workable, without the systematic rock of the southern belt or the low-lying complications near the northern lakes. What does recur is level difference: plots along a corridor that has been progressively widened and re-graded can sit above or below the road, which means filling, a higher plinth or a retaining wall.
