Building a house in Bangalore, area by area

Package rates are much the same across the city. Where your plot sits decides who sanctions your plan, what your foundation costs and how you get water.

Most cost articles quote one per-square-foot rate for all of Bangalore. That is roughly fair for the building package itself, and it is also why those articles are not much use once you own a specific site. Two plots of the same size, ten kilometres apart, can differ by several lakh once you account for who has to approve your plan, what the ground under it is made of, and whether piped water reaches the road.

These area pages cover the five corridors where most independent homes in Bangalore are being built. Each one is written from what is specific to that area, not from a template.

What actually changes from one area to another

  • Who sanctions your plan. A city corporation, a planning authority such as Anekal or Kanakapura, a gram panchayat, or in the case of the Electronic City township, KEONICS. The process, the drawings and the fees are not the same.
  • Your title and khata position. An A-khata site inside corporation limits behaves very differently at a bank counter from a Form 9 and 11 panchayat property on the outskirts.
  • What the ground costs you. Rock needs breaking, low-lying and lake-adjacent land needs soil investigation and a deeper or wider foundation, sloping sites need retaining walls and fill.
  • How you get water. A Cauvery connection is a modest one-time cost. A borewell, a larger sump and tanker dependence during construction are not.
  • How material reaches the site. Approach road width, traffic restrictions and distance from a ready-mix plant all show up in your quote, usually without being itemised.

One civic change to know before you apply

If you last built a house in Bangalore some years ago, the body you dealt with has changed. Under the Greater Bengaluru Governance Act 2024, which came into force in May 2025, BBMP has been replaced by the Greater Bengaluru Authority as the apex body, with five city corporations below it: Bengaluru East, West, North, South and Central. Ward boundaries within those corporations were still being finalised through 2026.

In practice, most people and many officials still say BBMP, and older sanction papers and tax receipts carry that name. What matters for your build is knowing which of the five corporations your ward now sits in, because that is where your plan application and your property tax go. Each area page below names the corporation for that corridor.
